Positioned at the heart of Chelsea, 120 King’s Road is by design a sustainable, premium workspace. Now home to Liberty Global, the development combines contemporary interiors with a striking acoustic ceiling system by SAS International.
The project was led by AWW and The Bon Collective, design practices known for curating human-centric workplaces with strong visual identity. Working in collaboration with main contractor Overbury, their ambition was to create a flexible, elegant and environmentally responsible headquarters for Liberty Global. Acoustic comfort, design continuity and ease of installation were key requirements, particularly within meeting rooms and board-level spaces.

The design brief called for a series of high-performing, visually distinct ceiling solutions to complement the site’s design intentions. This included premium boardrooms, flexible meeting spaces and relaxed communal zones. The specification included textured surfaces, high acoustic control, and integration of building services - all while supporting sustainable construction standards.
SAS Static Stretch TexTiles combine soft, woven fabric with low embodied carbon metal in a simple design aimed at comfort, functionality and, most importantly, reuse. The unique Static Stretch design consists of four key components: tile, fabric, frame and fixings. It’s simple and entirely glue-less, making it ideal for future refurbishment or alteration. These features aligned closely with the architect’s focus on design for longevity and low environmental impact.
In the executive boardroom, a bespoke SAS600 raft anchors the space. A striking oval module - formed from portrait-mounted TexTiles in Fairfield beige - mirrors the boardroom table below. Framed by a custom black C-Profile, it creates a sense of gravitas and symmetry. Elsewhere, meeting rooms feature SAS200 Hook-On panels in Kingsmead melange black to deliver both texture and tonal depth.
Above canteen seating areas, SAS200 mesh rafts add further definition, concealing services while matching the ceiling plane to the seating requirements. As with the rest of the project, the use of an SAS fabric-based system provides softness where needed, while supporting practical performance and technical integration.
Early engagement with Overbury and Henly Projects ensured smooth alignment of design intent with product selection. SAS systems are designed to provide the maximum efficiency and flexibility during installation - and on-site coordination helped achieve precise integration of lighting and sensors into the C-Profile framing. Regular communication across all parties ensured that our team could help translate a distinctive design concept into a robust technical delivery.

The finished building has received high praise, achieving EPC A, BREEAM Excellent and Wired Score Platinum certifications. The project is also an excellent showcase for TexTiles Static Stretch. It demonstrates the system’s aesthetic, performance and sustainability credentials - across a range of applications, from formal executive settings to everyday meeting spaces.
